Flat roofs are a practical choice across the UK for homes, garages, extensions, and commercial buildings. They look clean, make good use of space, and often cost less to build than a pitched roof. But get the material wrong and you’ll be dealing with leaks, standing water, and repair bills sooner than you’d expect.

At Dexters Build Ltd, we install and repair flat roofs throughout Bedfordshire, Buckinghamshire, Hertfordshire, and surrounding areas. The question we hear most is: “What’s the best flat roofing system for UK weather?” There’s usually a clear answer once we understand your property and budget.

Understanding the Challenges of UK Weather

The UK doesn’t give roofs an easy ride. Heavy rain for months on end, hard frosts in winter, strong winds, and then weeks of summer sun that causes materials to expand and contract. A flat roof has to handle all of it without failing.

The key threats are waterlogging, temperature movement, UV exposure, wind trying to lift the edges, and moss quietly building up over time. Any weakness in the system and one of these will find it eventually.

Types of Flat Roofing Systems

EPDM Rubber Roofing

EPDM (Ethylene Propylene Diene Monomer) is the material we recommend most often. It comes in large sheets with very few seams, which means fewer places for water to penetrate. It flexes with temperature changes rather than cracking, resists UV damage, and needs very little attention once installed. A properly fitted EPDM roof can last 30 to 50 years, which makes the upfront cost easy to justify over time.

Typical Costs

EPDM roofing generally runs between £70 and £120 per square metre depending on roof size and job specifics.

GRP Fibreglass Roofing

GRP (Glass Reinforced Plastic) cures to a hard, smooth, seamless surface that keeps water out effectively and looks the part on modern properties. It won’t rot or corrode, holds up well underfoot, and suits the cleaner lines of contemporary extensions and garden rooms. It performs best on smaller or medium-sized roofs where finish and appearance matter.

Typical Costs

Most GRP flat roofs come in between £80 and £130 per square metre.

High-Performance Felt Roofing

Older felt systems earned a poor reputation, but a properly installed three-layer torch-on felt roof is a different product entirely. It provides solid waterproofing, it’s the most affordable of the three options, and it’s straightforward to repair if something goes wrong further down the line. For garages and outbuildings, it does the job well without overcomplicating things.

Typical Costs

Felt roofing usually falls between £50 and £90 per square metre.

Which Flat Roofing System Is Best for UK Weather?

Best Overall Choice: EPDM Rubber Roofing

For most UK properties, EPDM is the strongest all-round option. It handles sustained rainfall well, doesn’t crack in cold temperatures, and requires minimal upkeep over a long service life. If you want a roof you can largely forget about for decades, this is where to start.

Best for Modern Extensions: GRP Fibreglass

If the roof is visible and appearance matters, GRP delivers a finish that EPDM doesn’t quite match. On a new extension or garden room where the roof can be seen from the house or garden, it’s worth the slightly higher cost.

Best Budget Option: Modern Felt Roofing

If budget is the priority and the roof is on an outbuilding rather than the main house, a professionally installed felt system is a sensible choice. The installation quality matters here more than anywhere else. That’s where felt roofs tend to fail.

Common Flat Roof Problems

Ponding water happens when the drainage fall isn’t built in correctly or outlets become blocked. Water sitting on the surface will eventually work its way in.

Cracks and splits develop over time as materials move with temperature changes, particularly around edges and details where stress is higher.

Leaks around roof details are where most problems start. Skylights, vents, upstands, and roof edges need careful sealing. The main field of the roof is usually fine.

Moss and debris build-up blocks outlets and holds moisture against the surface, which accelerates wear and increases the risk of damage.

How to Extend the Life of a Flat Roof

The roofs we see fail early almost always come down to poor installation or zero maintenance. Keeping a flat roof in good condition doesn’t take much effort. An annual inspection, clearing gutters and outlets each autumn, brushing off moss before it takes hold, and dealing with small repairs promptly will add years to any system. Catching a minor issue early costs very little. Leaving it tends to cost significantly more.

Why Professional Installation Matters

The material matters, but the installation matters more. We’ve seen EPDM roofs fail within a few years because the preparation was rushed, and we’ve seen felt roofs from twenty years ago still performing well because they were put on properly. A good installer gets the falls right, seals every joint and edge correctly, and follows manufacturer guidelines throughout. That’s the standard we work to at Dexters Build Ltd on every job.
