Six Signs Your Chimney Needs Attention
Crumbling or missing mortar. The mortar joints between the bricks are the most vulnerable part of any chimney. Once they start to erode, water gets in, freezes in cold weather and forces the joints apart even further. If you can see gaps in the pointing, or mortar crumbling away, that is a clear sign repointing is overdue.
Spalling brickwork. Spalling is when the face of the brick begins to flake or break away. It usually means water has worked its way in and the freeze-thaw cycle has started to do damage. Spalling bricks are weakened bricks, and the problem will only get worse if it is left.
A leaning stack. A chimney stack that is visibly out of plumb, even slightly, should not be ignored. It can indicate that the mortar holding the brickwork together has deteriorated to the point where the structure itself is no longer sound. This is when a partial or full rebuild becomes necessary rather than optional.
Damp patches on the chimney breast. If you have noticed damp staining on the wall inside your home around the chimney breast, water is likely getting in somewhere above. Failed flaunching. Flaunching is the sloped mortar collar that sits at the top of the chimney and holds the pots in place. When it cracks or lifts, rainwater runs straight down into the stack. Failed flaunching is a very common finding on older chimneys and is straightforward to repair before it develops into something more serious.
Cracked or damaged chimney pots. Frost and general weathering cause chimney pots to crack over time. A cracked pot lets water in and can also pose a safety risk if pieces begin to break away.
Repointing, Partial Rebuild or Full Rebuild: What Is the Difference?
Not every chimney problem requires the same solution, and understanding the options helps you make an informed decision.
Repointing is the process of raking out the old, deteriorated mortar and replacing it with fresh mortar. If the brickwork itself is in reasonable condition and the stack is structurally sound, repointing is usually all that is needed. It is the most common chimney repair we carry out.
A partial rebuild is required when a section of the stack has been damaged beyond repair, perhaps by spalling brickwork, a leaning section or long-term water ingress. Rather than replacing the entire chimney, only the affected courses of brick are taken down and rebuilt.
A full rebuild or removal is the right call when the stack is beyond economic repair throughout, or when the chimney is no longer in use and the homeowner decides removal is the more practical option. You can find out more on our chimney rebuilds page.
Why Scaffolding Affects the Cost
One thing that often surprises homeowners is how much the access arrangements affect the overall price of chimney work. In almost every case, a proper scaffold is needed to work safely at chimney height. The cost of erecting and dismantling that scaffold is real, and it is part of any honest quote. The good news is that if you have other roofing work to carry out at the same time, such as roof repairs or replacing guttering and downpipes, sharing the scaffold across multiple jobs can make the overall cost more efficient.

If you are planning to use your fireplace this winter, autumn is the time to act. Getting chimney work done before the cold weather sets in means the mortar can cure properly in reasonable temperatures, and you will not be lighting your first fire of the year with an unresolved problem overhead. Leaving it until spring means months of frost, rain and use working on a chimney that needs attention.
