Flat roofs have a reputation for causing problems, and while that reputation is partly deserved for older felt roofs, modern flat roofing systems are actually very reliable when installed correctly. The trouble is that many flat roofs across Bedfordshire were fitted years ago with materials that were never designed to last more than 10 to 15 years, and they are now well past their useful life.
If your flat roof is leaking, blistering, or showing signs of ponding water, here is what is probably going on and what you can do about it.
Why flat roofs leak
The most common causes of flat roof failure we see on properties across Bedford, Luton, Dunstable and Leighton Buzzard are:
- Age. Traditional felt flat roofs have a lifespan of roughly 10 to 15 years. If yours is older than that, the felt will have started to crack, blister and lift, allowing water underneath.
- Poor drainage. Flat roofs are not truly flat. They should have a slight fall towards a gutter or outlet. If the fall is insufficient, or if the outlets are blocked, water pools on the surface. This is called ponding, and standing water will eventually find a way through any flat roof membrane.
- Failed seams and joints. On felt roofs, the overlapping joints are the weakest point. Over time they dry out, shrink and separate, creating gaps where water gets in.
- Damage from foot traffic. If your flat roof is used for access, for example to reach a higher roof, a satellite dish, or an air conditioning unit, repeated foot traffic can crack and compress the covering.
- Flashing failure. Where a flat roof meets a wall, the junction is sealed with flashing. When this deteriorates, water runs down the wall and under the membrane.
Repair or replace?
This depends on the age and condition of the existing roof. If the roof is relatively new and the leak is coming from a specific point, such as a failed flashing, a split seam, or a puncture, a targeted repair is usually the most cost-effective option.
However, if the roof is old, the felt is cracked or blistered across most of the surface, or you have had the same area repaired multiple times, patching it again is just throwing money at a problem that will keep coming back. In that case, a full replacement with a modern system is the better long-term investment.
Modern flat roof options
If you do need a replacement, the good news is that modern flat roof systems are significantly better than what was available even ten years ago. We install three main types:
GRP (fibreglass) is our preferred choice for most domestic flat roofs. It creates a completely seamless, watertight finish with no joints or overlaps for water to find. A properly installed GRP roof will last 25 years or more, and it requires virtually no maintenance. It does not crack, blister or allow water to track under seams like felt does.
EPDM rubber is another excellent modern option, particularly for larger flat roof areas. It is a single-sheet membrane that is bonded to the roof deck, creating a durable, flexible and long-lasting waterproof layer.
Torch-on felt is still available and suitable for some applications, though for most domestic projects we recommend GRP or EPDM as the more reliable long-term choice.
