Finding a reliable roofer can feel like a gamble. Everyone has heard a horror story about a roofer who took a deposit and disappeared, or one who bodged the work and left the homeowner with a bigger problem than they started with. The roofing trade, like any trade, has good operators and bad ones. Here is how to tell the difference before you hand over any money.

 

Get at least three quotes

This is basic advice but a lot of people skip it, especially when they are stressed about a leak or damage. Getting three quotes is not just about finding the cheapest price. It is about comparing how each roofer assesses the problem, what solution they propose, and how clearly they explain the work. If two roofers say you need a repair and the third says you need a full replacement, that is worth investigating further before making a decision.

 

Check they actually inspect the roof

A roofer who gives you a quote from the ground, or from looking at a photo, without getting up on a ladder or into the loft, is guessing. Roofing problems are often hidden. A small damp patch on the ceiling might be caused by a missing tile directly above, or it might be caused by a flashing failure three metres away where water is tracking along a rafter before dripping down. A proper inspection means getting up there and looking.

Ask about insurance and guarantees

Any roofer working on your property should have public liability insurance at a minimum. Ask to see a copy. If they hesitate or say they will send it later and never do, that is a red flag. You should also ask what guarantee is offered on the work. A reputable roofer will stand behind their work with a written guarantee, typically between 5 and 20 years depending on the type of work.

 

Be wary of pressure and cash-only deals

Good roofers do not need to pressure you into a quick decision. If someone knocks on your door unsolicited and tells you your roof needs urgent work, be very cautious. Legitimate roofers get their work through referrals, their reputation and their online presence, not by cold-calling on doorsteps.

Similarly, be cautious about any roofer who only accepts cash, does not provide a written quote, or wants a large deposit upfront before any work has started. A reasonable deposit for materials is normal on larger jobs, but it should be a sensible percentage, not the full amount.

 

Look at their previous work

Reviews, photos of completed jobs and testimonials from previous customers are all good indicators. Check Google reviews, ask to see photos of similar work, and if possible ask for a reference from a recent customer. A roofer who is proud of their work will be happy to show it off.

 

Local knowledge matters

A roofer who knows Bedfordshire will understand the common problems in the area. The clay tiles on older properties in Bedford, the flat roofs on 1960s and 70s extensions across Luton, the exposed ridge tiles on properties in Dunstable that take the brunt of the wind.
