Most homeowners do not think about their roof until something goes wrong. A damp patch on the bedroom ceiling, a tile in the garden after a storm, or a draught that was not there last winter. By the time you notice these things inside the house, the problem on the roof has usually been building for months or even years.
Knowing what to look for early can save you thousands. A small repair caught in time is far cheaper than a full replacement forced on you by water damage to timbers, insulation and plasterwork. Here are five signs that your roof may need professional attention.
1. Missing, cracked or slipped tiles
After high winds or heavy rain, take a look at your roof from the street. If you can see gaps where tiles have slipped, cracked tiles sitting at odd angles, or bare patches where tiles are missing entirely, water is getting in. A few slipped tiles can usually be refixed or replaced individually. But if the problem is widespread, or if the battens underneath have rotted, you may be looking at a larger repair or a partial re-roof.
This is something we see regularly across Bedfordshire, particularly on older properties in Bedford and Luton where the original tiles have been in place for decades.
2. Sagging or dipping in the roofline
Stand across the road from your property and look at the ridge line along the top of the roof. It should be straight. If it dips, sags or curves, there may be a structural issue with the timbers underneath. This could be caused by water damage weakening the rafters, insufficient support from the original build, or years of accumulated weight from poorly ventilated insulation.
A sagging roofline is not something to ignore. It will not fix itself, and the longer it is left the more expensive the repair becomes. If you notice any movement or dipping, it is worth getting a professional inspection sooner rather than later.
3. Daylight visible through the roof space
Go into your loft on a bright day and turn off the light. If you can see pinpricks of daylight coming through the roof covering, those gaps are letting water in as well as light. Small gaps can sometimes be patched, but if you can see daylight in multiple places it suggests the felt or underlay has deteriorated and the tiles or slates are no longer providing a weathertight seal.
While you are up there, check the timbers for dark staining, soft spots or any sign of mould. These are all indicators that water has been getting in for a while.
4. Persistent damp, mould or water stains inside
Damp patches on upstairs ceilings, mould growth in the loft space, or water stains running down internal walls can all point to a roof problem. The tricky part is that water can travel a long way from the entry point before it shows up inside, so the damp patch on your bedroom ceiling might be caused by a problem several metres away on the roof.
If you have had damp treated internally but it keeps coming back, there is a good chance the source is above rather than below. A proper roof inspection will identify where the water is getting in and what needs to be done to stop it.
5. Your roof is over 20 years old
Most pitched roofs in Bedfordshire will last between 30 and 50 years depending on the materials, the quality of the original installation, and how exposed the property is. But if your roof is over 20 years old and you have never had it inspected, it is worth getting someone up there to check the condition of the tiles, the flashings around chimneys and walls, the ridge mortar, and the state of the felt or underlay.
Catching problems at the 20-year mark often means a repair rather than a replacement. Leave it another ten years and the options become more limited and more expensive.
